Buying in Tel Aviv for Short-Term Rental: 9 Questions Before You Sign
Buying an apartment in Tel Aviv to stay in during the Jewish holidays and renting it out the rest of the year: it is the plan of many diaspora owners and international buyers. A good purchase makes everything else easier; a poor choice costs you for years. Here are the questions to ask yourself before signing, from a short-term rental point of view.
1. Does the building allow short-term rental?
This is the first question, and it is often overlooked. Some buildings, especially towers with a reception desk, regulate or restrict short-term rental in their bylaws. Ask for the building's bylaws, check with the management company or the vaad bayit (building committee), and have your lawyer verify this point before signing. 2. Does the location match a type of guest?
In Tel Aviv, a few streets change everything. Being close to the beach, Rothschild Boulevard, Neve Tzedek, the Port or the business districts: each area attracts different guests. A street that is quiet in the evening appeals to families; a lively neighborhood appeals to couples and young professionals. 3. Is the layout suited to guests?
- The number of bedrooms and bathrooms: one bathroom per bedroom is much appreciated by families and groups.
- A mamad (safe room), which guests often ask about.
- Outdoor space: a balcony, terrace or rooftop.
- An elevator, essential with suitcases above the first few floors.
- A parking space, rare and sought after.
- Light and the view, which will make the first photo of the listing.
4. New, older or in need of renovation?
A new apartment needs little work, but its delivery can be delayed; an older apartment often has more charm but requires a renovation budget. Also ask about any renovation or structural reinforcement projects planned for the building: months of construction work outside the windows weigh on reviews.
5. What is the total budget, not just the price?
On top of the purchase price, you will need to account for, among other things:
- the purchase tax (mas rechisha): ask your lawyer and your tax adviser how it applies to your situation;
- your lawyer's fees: in Israel, each party is in practice represented by its own lawyer;
- agency fees, where applicable;
- furniture and equipment for rental;
- any renovation work and preparation: photos, linen, a smart lock.
Ask your lawyer for a complete costing before committing.
6. How will you finance the purchase?
Mortgage conditions are not the same for a main residence, an investment property or a non-resident buyer. Get information early from an Israeli bank or a mortgage broker, before making an offer.
7. How many weeks a year do you want to stay there?
Your own dates reduce the number of nights available to rent, especially if you come during the holidays and the summer, which are also the busiest periods. That is not a problem, as long as you build it into the profitability calculation from the start.
8. What net return can you expect?
Do not rely on average figures, or on the most expensive listings in the neighborhood. Run the full calculation: realistic gross revenue over twelve months, platform fees, management, cleaning, running costs, maintenance, taxes. Our method: calculating net yield, line by line.
9. What will the tax consequences be?
Rental income, resale, residency status: how each is treated depends on your personal situation, in Israel and in your country of residence. Work with a lawyer, and with an accountant or tax adviser familiar with both Israel and your home country who is used to working with foreign buyers.
Before signing: an estimate for the property you have in mind
Torn between two apartments? Ask for an estimate for each one: we look at the neighborhood, the floor, the view, the layout and the building's amenities, and we tell you how each property would position itself as a short-term rental. If your purchase is part of an aliyah plan (moving to Israel), the same questions apply, with your future move-in date to factor in.
