How Much Can My Tel Aviv Apartment Earn as a Short-Term Rental?
It is the first question owners ask us, and it is the right one. But be wary of the "average" figures that circulate online: two apartments of the same size, on the same street, can earn very different amounts. Here are the factors that really make the difference, and how we build a serious estimate.
1. Location, street by street
In Tel Aviv, a few minutes' walk changes everything. Being close to the beach, Rothschild Boulevard, Neve Tzedek, the Port or the business districts attracts different guests and justifies different prices. A street that stays quiet in the evening is also a real asset for families.
2. View, floor and light
A sea view, even a partial one, is often the first thing high-end guests look for when booking. A high floor, plenty of natural light and outdoor space (a balcony, terrace or rooftop) raise the perceived value of the apartment, and therefore its nightly rate.
3. Size and layout
The number of bedrooms and bathrooms determines who will stay: couples, families, business groups. A three-bedroom apartment with two bathrooms rents very well during the Jewish holidays, when diaspora families travel together.
4. Building amenities
Reception, security, elevator, parking, pool, gym, mamad (safe room): every amenity reassures guests and draws them in. In prestige towers, these services are part of what guests are paying for. See what to know about short-term rental in a luxury tower.
5. Season and calendar
Rates vary widely depending on the period: Jewish holidays, summer, major events, weekdays or weekends. A single price all year round loses money in high season and loses bookings in low season.
6. Your own dates
If you spend several weeks a year in the apartment, those dates are blocked for you. A good estimate takes them into account from the start.
7. The quality of management
This is the most underestimated factor. Photos, the listing itself, response time, check-in, cleaning and reviews all push the apartment up or down in search results. Between two comparable apartments, careful management makes the difference on both occupancy and price. If your apartment is already listed and bookings are slow, read why an Airbnb apartment isn't booking, and how to fix it.
