My Apartment Isn't Booking Enough: 10 Causes and How to Fix Them

My Apartment Isn't Booking Enough: 10 Causes and How to Fix Them

A beautiful apartment in Tel Aviv, a listing online… and a calendar that stays empty. It is one of the most common frustrations among owners. The good news: the cause can almost always be identified, and it can often be fixed quickly.

First, make the right diagnosis

The host statistics, on Airbnb as on other platforms, let you tell apart two very different problems:

  • The listing is rarely seen: it seldom appears in search results. That is a visibility problem: price, settings, availability, filters.
  • The listing is seen, but rarely booked: guests open it, then go elsewhere. That is a conversion problem: photos, description, price compared with similar apartments nearby, reviews.

Before changing everything, check which situation you are in. And take the season into account: a quieter November than August is not necessarily a problem. For everything that shapes an apartment's income, see the real factors behind Airbnb earnings in Tel Aviv.

1. The same price all year round

This is the number one cause. A single price is too low during the Jewish holidays and the summer, and too high in the quiet weeks. Guests compare, and an unsold night is lost forever. The price should vary with the season, the day of the week, events and how far ahead the booking is made: that is the principle of dynamic pricing.

2. Photos that don't do the apartment justice

Dark photos taken on a phone, a first image showing a hallway instead of the view: guests decide in a matter of seconds. The first photo must show the apartment's main asset, whether it is the sea view, the terrace or the living room.

3. A title and description that are too vague

"Beautiful apartment in Tel Aviv" says nothing. The title should name what sets the property apart: neighborhood, view, terrace, number of bedrooms. The description should answer questions before guests ask them, in English, French and Hebrew: access, floor, elevator, mamad (safe room), parking, workspace.

4. Calendar settings that are too restrictive

Invisible settings can be costly:

  • a minimum stay that is too long rules out short stays and last-minute bookings;
  • an advance notice requirement that is too long blocks requests for the next day;
  • a calendar open only a few weeks ahead loses the families who book the holidays very early;
  • forgotten blocked dates, or a calendar poorly synced across several platforms.

5. Replies that are too slow

Platforms take the host's responsiveness into account, and so do guests: a request left waiting for hours is often booked elsewhere in the meantime. You need to reply quickly, 7 days a week, including evenings and holidays.

6. Instant Book turned off

Many guests filter for listings they can book instantly. If you prefer to approve each request, clear criteria (verified profile, previous reviews) often let you turn on Instant Book without losing control.

7. Too few reviews, or average ones

A new apartment with no reviews inspires less confidence. And an average rating for cleanliness or communication holds back the next bookings. The first stays must be flawless: think of them as an investment.

8. Amenities missing from the filters

Guests filter: air conditioning, Wi-Fi, washing machine, workspace, parking, elevator, baby cot. An amenity that exists in the apartment but is not ticked in the listing makes the apartment invisible to those searches. Check the list, box by box.

9. Conditions that are too strict

A very strict cancellation policy, house rules as long as a contract, rigid check-in times: every constraint drives away some guests. Keep the essential rules (no parties, maximum number of guests, respect for the building) and relax the rest.

10. Targeting a single type of guest

An apartment designed only for summer tourists empties out in winter. Business stays, families preparing their aliyah (move to Israel) and stays of several weeks fill the low season, with well-set weekly and monthly discounts.

Measure before and after

Note three numbers before every change: the occupancy rate, the average nightly rate and the revenue per available night. That way you will know whether the fix really worked. Our method is explained in detail in calculating net yield, line by line.

What if the problem is the management?

If your apartment is already managed by someone else and bookings are not following, ask these questions directly: how are prices set? When were the photos last redone? What is the average response time to guests? If the answers remain vague, read when and how to switch management company.
